Sunshine Coast Council has made innovative changes to planning conditions that are expected to streamline development approvals, making them more consistent and easier to understand.

Director Development Services Julie Edwards said the review of conditions is a good example of council’s continual improvement when it comes to assessing development applications.

"All developments are required to comply with conditions and we have rationalised the number of conditions applied, and made the obligations contained within the conditions easier to understand," Ms Edwards said.

"Conditions are placed on approvals to protect the interests of the community and the environment, both during construction and for the life of the development.

"Planning conditions take into account a range of issues such as environmental impacts, noise levels, traffic and infrastructure."

Ms Edwards said the new conditions remain firm on the important policy requirements contained in the planning scheme.

"The reduced number of conditions and simplified language will make it easier for recipients of planning approvals to get on with the job," she said.

"Conditions now express simple, unambiguous and clear statements regarding the development obligations imposed on the applicant.

"We gave the general community and members of the development industry the opportunity to provide their feedback about the revised conditions.

"The feedback council has received about the revised conditions to date has been positive, and we will continue to welcome comments on an application by application basis."

Ms Edwards said the review had come at a good time as council prepares for future applications submitted in the Maroochydore, Palmview, Sippy Downs and Kawana Master Plan areas.

"The new conditions are now being used and apply to Material Change of Use and Reconfiguring of Lot applications such as unit developments, shopping centres and residential land subdivision," she said.

"A similar review is currently underway for conditions on Operational Works approvals that are expected to be finalised over the next 6 months."
